Service Protection Report (Peg-Outs)

This service determines the location and environment of the existing Sydney Water Asset within, or adjacent to your proposed development. This report will specify the depth to invert, service of asset (Sewer, Water or Stormwater) and the strata which the asset is laid e.g. Clay, Rock, or Sand etc…

A Peg-Out is necessary if you are proposing to build over or adjacent to a Sydney Water Asset. Our Peg-Outs are composed using above ground electronic technology and CCTV imagaing.

Structural and Architectural Plans

The location of the Sydney Water asset needs to be reflected on both the Architectural and Structural Engineering Plans.  Ausflow will make these amendments to the applicable Architectural plans and drawn to scale in accordance with Peg Out / Service Protection Report. Ausflow will also compose a plan incorporating the Structural piering design and / or Concrete Encasement design. This plan will also show the relationship between the proposed slabs / pier / footings, Zone of influence and Sydney Water asset. This service of convenience is so you being the client, wont have to go back to your past consultants for amendments.

Building Plan Approval Process

This service includes stamping of plans for approval, Project Management of Minor Construction (Concrete encasement or New Junctions) composing a project requirements letter and a Project Completion Certificate (PCP) and registration of works within Sydney Water’s system.

Inspections for Building Plan Approval Minor Works

  • Concrete Encasement
  • New Property Connection Point (PCP or Junction)
  • Piering

These site visits are conducted to determine if the works that are being constructed adjacent to or on a Sydney Water asset is in accordance with the stamped Structural Engineering / Design Plans. The results of each inspection will be then reiterated on to a Work As Constructed plan for Sydney Water issue.

Price: $550.00 inc. GST - EACH

Please Note:

If the Sydney Water asset is outside the approval scope of Ausflow (as per the Sydney Water Guidelines), the project will be referred directly to Sydney Water. Additional charges may apply.

If proposed structure being erected over / adjacent to the Sydney Water asset is classified as a Lightweight structure, the owner of the property has the option to either concrete encase the asset, (thus making the asset maintenance free) or to sign an indemnity, granting Sydney Water permission to remove the structure during maintenance works.

Removal of the structure will only be required in the instance that it is found to be obstructing the access to the Sydney Water asset. Please note that Sydney Water will not reimburse the owner for the cost of the structure that is removed.

 

 

Section 73 Applications

This is a one off fee set by Sydney Water for an application for Section 73 compliance.

The application involves composing a Design plan for the proposed development and calculation of Hydraulic Flows, Rates and Demands for Waste Water, Potable Water and Recycled Water.

After 21 days of the application being submitted, Sydney Water will then release the “Notice Of Requirements”. This is a formal document which will specify the requirements to obtain your Section 73 certification. This document may state that a Building Plan Approval, Minor Works or Major Works is required prior to the release of the Section 73 Certificate. Obtaining a Section 73 Certificate requirement will be stated in you council DA prior to Construction Certificate / Commencement

Price: $1150.00 inc. GST - APPLICATION FEE

 

 

Concrete Encasement

Concrete Encasement starts from $4,500.00 + GST for 1.0m wide trench up to 5.0m length at 2.00m Deep. This price Includes pipe replacement, concrete, materials and labour. Beyond this Encasement is $600.00p/m + GST at 2.00m Deep. Concrete pump for the day $550.00 + GST. A reduced rate is applied if the encasement is greater than 20.0m L, this rate is $500.00+ GST. If excavating deeper than 2.00m the price will be assessed individually. Access requirements are 2.0m Wide x 2.50m High. Additional rates will apply if the pipe DIA is greater than 300mm DIA as a reinforcement cage will be required in the Encasement.
